Green Tree Place — also listed as MAA Valleywood — is a compact 200-unit community off Valleywood Drive in the Grogan's Mill area, just west of I-45. Built in 1983, it's one of the oldest apartment properties in The Woodlands and one of the most affordable. One-bedrooms run from around $1,100 and two-bedrooms from $1,200 to $1,400. MAA, the publicly-traded REIT, operates the property and has invested in selective upgrades — perimeter fencing, a renovated hot tub and pool area, updated fitness equipment — while keeping rents accessible. The complex offers only one- and two-bedroom layouts across nine floor plans, so it's not a fit for larger families. What it does well is deliver a Woodlands address at a price point closer to Spring or Conroe. The I-45 access is excellent for commuters heading south to Houston, and the Grogan's Mill trail system is within walking distance. Tenant base is value-conscious: early-career professionals, downsizers, and budget-minded renters who prioritize the school district and community over luxury finishes.
