The Site is provided for your personal, non-commercial use to learn about real estate in The Woodlands, Texas and surrounding areas. You agree to use the Site lawfully and not to: interfere with or disrupt the Site or its security; access areas or data you are not authorized to access; use bots, scrapers, or other automated means to harvest content or listing data; copy, reproduce, resell, or redistribute Site content or MLS data except as expressly permitted; or use the Site to transmit unlawful, infringing, or harmful material.

Some features require an account. You are responsible for maintaining the confidentiality of your account and for all activity that occurs under it. You agree to provide accurate information and to keep it current. Notify us promptly of any unauthorized use of your account. We may suspend or terminate accounts that violate these Terms.

Listing information is provided in part through the Houston Association of REALTORS® (HAR) Internet Data Exchange (IDX) program and is deemed reliable but is NOT guaranteed accurate, complete, or current. All information should be independently verified. All properties are subject to prior sale, change, or withdrawal. Square footage, lot size, taxes, schools, HOA dues, and other details are estimates or come from third parties and may contain errors. Neither the listing broker(s), the data source, nor ${BRAND} is responsible for any typographical errors, misinformation, or misprints.

Nothing on the Site constitutes legal, financial, tax, appraisal, or investment advice. Mortgage, tax, valuation, and affordability tools provide estimates only, are not offers of credit or guarantees of value, and should not be relied upon for financial decisions. Consult qualified professionals.

The Woodlands Estates Group is a marketing brand. All real estate brokerage services are provided by Grand Terra Realty, a licensed Texas real estate broker regulated by the Texas Real Estate Commission (TREC). Nothing on the Site creates an agency, brokerage, or fiduciary relationship; such a relationship is formed only by a separate written agreement. Texas law requires all real estate license holders to provide the TREC "Information About Brokerage Services" notice and "Consumer Protection Notice" to prospective clients.

The Site's content, design, text, graphics, logos, and branding are owned by The Woodlands Estates Group or its licensors and are protected by intellectual property laws. MLS listing data and photographs remain the property of their respective owners and are displayed under license. Except for viewing listings for your personal, non-commercial use, you may not copy, scrape, redistribute, frame, or create derivative works from Site content or listing data without prior written permission.

The Site and all content are provided "as is" and "as available" without warranties of any kind, whether express or implied, including implied warranties of merchantability, fitness for a particular purpose, title, and non-infringement. We do not warrant that the Site will be uninterrupted, secure, error-free, or free of harmful components, or that any information will be accurate or reliable.

To the fullest extent permitted by law, The Woodlands Estates Group, Grand Terra Realty, and their affiliates, officers, employees, and agents will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for any loss of profits, data, goodwill, or business, arising out of or relating to your use of (or inability to use) the Site or its content, even if advised of the possibility of such damages.

You agree to indemnify and hold harmless The Woodlands Estates Group, Grand Terra Realty, and their affiliates and personnel from any claims, damages, liabilities, and expenses (including reasonable attorneys' fees) arising from your use of the Site, your violation of these Terms, or your violation of any law or third-party right.

We may modify or discontinue the Site (or any part of it) at any time. We may also update these Terms from time to time; changes are effective when posted, and the "Last updated" date above reflects the latest revision. Your continued use of the Site after changes take effect constitutes acceptance of the updated Terms.

These Terms are governed by the laws of the State of Texas, without regard to its conflict-of-laws rules. You agree that any dispute arising out of or relating to these Terms or the Site will be subject to the exclusive jurisdiction of the state and federal courts located in Montgomery County, Texas, and you consent to personal jurisdiction there.

If any provision of these Terms is found unenforceable, the remaining provisions will remain in full effect. These Terms, together with our Privacy Policy, constitute the entire agreement between you and us regarding the Site and supersede any prior agreements on that subject.
