Boardwalk at Town Center has been a fixture in the Town Center apartment market since 2009. The four-story garden-style buildings face the Woodlands Waterway, which means a one-bedroom on the waterway side can watch the water taxi go by from the living room. Greystar took over operations in the 2010s and the property has held its position despite newer competition opening within walking distance. Pricing is meaningfully below One Lakes Edge or the new Modera while delivering most of the location benefits — same walk to Market Street, same drive to the Pavilion. Floor plans run larger than the high-rise towers (the 1,100-square-foot one-bedrooms are among the most generous in Town Center). The interior finishes are dated compared to 2020s new builds but the bones are solid: nine-foot ceilings, full-size washer-dryer in every unit, garden tubs in the master baths. Tenant base is wide — corporate transferees, young couples saving for a down payment, recently divorced professionals downsizing from Sterling Ridge or Alden Bridge. The waterfront walking path connects directly to Hughes Landing if you want to walk to dinner.
